Deadline to Appeal Tax Assessments is October 2

The 2024 Market Value Appeal deadline is Monday, October 2, 2023. Property owners who believe their valuation is incorrect have until October 2 to submit a formal appeal with BRT.

ALL property owners are encouraged to submit a Market Value Appeal ON TIME. However, if for some reason you miss the deadline, you can file a LATE nunc pro tunc appeal that must include a non-negligent reason for being late.

In addition to filing a formal late appeal, BRT typically allows property owners to file late as a courtesy within 30 days of the dated 2024 property assessment notice received in the mail. It’s important to keep the notice if you plan to file an appeal and the deadline has passed so you can ensure you are following the instructions indicated on the notice. DO NOT skip the deadline and wait to file an appeal once you receive an assessment notice since there is no guarantee you’ll receive one.

The best scenario for property owners who believe their assessment is inaccurate is to submit the application ON TIME, on or before October 2.

New property values are available online at property.phila.gov. OPA also published a step-by-step guide in multiple languages to help owners better understand their Notice of Proposed Valuation.
